Villages West Melville Long Island was opened in 2006 with a 24 hour security villages-west-melvillegatehouse by its entrance at McGovern Drive. Villages West is a Homeowners Association community and a Condo community. It offers clubhouse, pool, tennis, play area and walking path. It is comprised of single family homes, attached and semi-attached Townhouses, semi-attached Ranch styles, and attached Condos in groupings. The common charges includes maintaining the common areas, but homeowner’s are responsible for their own lawn care. According to public records of the multiple listing service, as of this date (May 2013) there were sales between $591,000 for a 3 bedroom 2.5 bath Hamilton Townhouse to $855,000 for a 3 bedroom 2 baths Andover Ranch. Northgate in Melville is a Homeowner’s Association community with 24 hour security atnorthgate the gatehouse entry. Built in 1982 near Route 110, these are attached Townhouse units with a garage. Northgate offers a clubhouse, pool, tennis and play area. You can reach this community from The Long Island Expressway Exit 49 South to Old Walt Whitman Road and to the Entry Gate. According to public records of the multiple listing service so far May, 2013, a 3 bedroom 2.5 bath “B” Townhouse sold for $460,000. A monthly common charge fee includes lawn care and snow removal.

The Villas at Melville is a Townhouse community with a 24 hour attended gatehouse on the same road as Northgate. Located on Old Walt Whitman Road near the business and villasshopping district of Route 110 and Exit 49S by The Long Island Expressway. Built in 1986, there is a clubhouse, outdoor pool, tennis courts, and play area. All are attached Townhouses with a garage and full basement. According to public records of the multiple listing service, as of May 2013, Townhouses sold at The Villas between $517,500 for “B” unit to $547,500 for 3 bedroom 3.5 bath for “C” unit.

The Coves is a 62 and over active adult condo community located in Melville Long Island. Built in 2004, this 62+ active senior condo can be reached by Exit 49S by Thethe coves Long Island Expressway and a little distance past The Villas and a right on Park Ave. It offers clubhouse, pool, gym and social activities. These are all attached units with no garages. The community features ground level and upper level 2 bedroom 2 bath floor plans. Public records indicates that so far May 2013 units sold between $310,000 to $390,000.

The Greens in Melville is an active 55 and over adult community that can be reached by the Long Island Expressway Exit 50 or the Northern State Parkway Exit 41. Opened in 2003, The Greens in Melville is a gated community featuring 24 hour security. There is a variety of housing styles including the Villas which are semi-attachedthe greens at half hollow Homes, the Townhouses are attached by groupings of 4, and the Condos are all attached units on either the upper or ground level. It offers many amenities and activities including the clubhouse, pools, tennis, clubs, gym, golf for an extra fee, restaurant and social activities. According to public records of the multiple listing service, as of this date, May 2013, there were sales between $400,000 for 2 bedroom 2 bath Caspian Condo o $1,325,000 for a Valencia Semi-Attached Ranch.

Country Pointe At Melville is a gated community with 193 detached Single Family Homes along with attached Townhouses. Built in 1997, it is convenient to Route 110country pointe shopping and the business district. This is a 24 hour guard gated community and includes clubhouse, pool, tennis courts, gym, basketball, and play area. Monthly common charges include lawn maintenance and snow removal. So far (May 2013) there was a sale of a Brittany 3 bedroom 3.5 bath Townhouse for $565,000.

The Villages at Huntington is actually situated in Melville Long Island by Route 110 and Old Country Road. This guard gated community combines Single Family Homes and also semi-attached Townhouses. There are pools, tennis, sports and play the-villages-at-huntingtonareas. Lawn maintenance is NOT included in the monthly fees. According to public records of the multiple listing service in 2012, there were  sales between $445,000 to $835,000. 

Sweet Hollow Farms are single family homes surrounded by Old Bridge Ct. These are Post Modern homes situated on approximately 1 acre with a code gated system at the entry of this neighborhood. You can navigate to this Cul-De-Sac by taking the Northern State Parkway Exit Round Swamp Road, turn right and then left at Old Country Road to Gate. According to public records and the multiple sweet hollow farmslisting service, in 2012 one home sold on Old Bridge Ct. for $1,230,000. 
 
Legends At Melville is a luxury single family home community guarded by a 24 hour gatehouse. Opened in 2002 off Old East Neck Road, Legends is situated around Legends Circle. This Upscale community includes Colonial, Traditional and Post Modern style large homes. The community has a clubhouse, pool, tennis and gym. Lot sizes range from 3/4 acres to over 1 acre. According to public records of the multiple listing service, a Postlegends Modern home sold during 2012 for $1,575,000.
