Melville Long Island 55+ Condo:The Greens At Half Hollow Hills Gated Golf Condos

  The Greens in Melville Long Island is a fine example of an active 55 and over community on Long Island’s North Shore.

The Greens at Half Hollow Hills, Melville New York can be reached by The Long Island Expressway Exit 50 Bagetelle Road, or The Northern State Parkway Exit 40S, near Route 110. 

This is a popular luxury 55+ active adult community in Suffolk County.  Situated on approximately 400 acres, The Greens in Melville has 2 security gates that monitor those who enter and exit, providing a secure environment for the residents.  The main gatehouse entry is located on Old South Path Road.  

The Greens opened in 2003 with a variety of home styles.  These include apartment style condos, attached townhouses and semi-attached villas.
 
At The Greens in Melville, the Villas are at the higher price point in the community and they are the largest.  Consisting of the Valencia, a semi-attached ranch style home and the Viscaya, a 2 story floor plan with the bedrooms all on the upper level. These Villas have 2 car garages, some have basements, and there are some with golf course views. Also, some of these units may have an elevator.
 
The townhomes are 4-attached homes grouped together with the interior units having a 1 car garage, and the exterior townhouses with a 2 car garage.  Additionally, some of the townhomes may have basements too. The master bedrooms in the townhouses are on the main level.  In the Medici townhouse, which has a 1 car garage, there is a loft on the upper level plus a bedroom and a full bath.  The Mirasol are the end units with 2 bedrooms on the upper level. Some of these have elevators and some may have basements and all have a 2 car garage.
 
The most affordable are the attached condo apartments that are either upper or ground level units.  These condo apartments are 2 bedrooms with 1.5 baths or 2 full baths, and some have a cozy additional space that is usually used as a small den or office. No garages here, but there is ample parking for you and your guests.
 
The Greens in Melville Long Island has a spacious active clubhouse which offers a fitness center, indoor pool,  card rooms,  media room, a restaurant, and a lounge area. There are social get-together’s throughout the year. 
 
Outdoors there is the olympic size pool, the tennis courts, walking paths and the golf course. The Greens requires a social membership fee and common charges for the community, but golf membership is not mandatory.  If you join golf, there are additional membership and golfing fees.   
 
A leisure lifestyle awaits you here at The Greens with the lawns maintained and snow is removed, and water is included in your common fee.  Public records for 2010 shows that between January 2010 through October 2010, condos, townhomes and villas at The Greens at Half Hollow Hills in Melville, sold between $435,000 to $1,200,000.
