The Greens in Melville Long Island is an active 55 and over retirement community in Suffolk County on Long Island’s North Shore.

You can reach The Greens by the Long Island Expressway Exit 50 or the Northern State Parkway Exit 41.  Opened in 2003, The Greens in Melville is a gated community featuring 24 hour security.  The Greens monitors those who enter and exit the community providing a secure environment for the residents.   

There is a variety of housing styles at The Greens in Melville.  The Villas are 2 semi-attached homes with three designs including a ranch, a two story with master on the main level, and a colonial with all bedrooms on the upper floor.  Each of these Villas has a 2 car garage, some may have a basement, and some have golf views.  These Villas are at the higher end of the pricing structure at The Greens.  The next group are the Townhouses.  These are 4 attached townhouses grouped together.  The interior units have a 1 car garage, and the two end units have a 2 car garage. The master bedroom is on the main level, and some of these townhomes may have a basement and some may have an elevator up to the loft area.  The most affordable units at The Greens are the condos.  These are all attached units with 2 cozy floor plans either on the upper or ground level.  These do not have any garage space, but there is ample parking in front of the condo.

Living at The Greens is a leisure lifestyle with the added pleasure of plenty amenities.  There is a spacious active clubhouse that includes an indoor pool, a fitness center, card rooms, media room, a restaurant, and lounge.  Outdoors there is the olympic size heated pool, 4 tennis courts, walking paths around the community, and an executive 18 hole 60 par golf course, plus pro shop.  The Greens requires a social membership fee and common charges for the community, but golf membership is not required.  If you join the golf community, there are additional membership fees and golf fees.   According to  public records for 2009 condos, townhouses and villas at The Greens in Melville sold from $400,000 to $1,544,000.  A luxury leisure lifestyle awaits you here.

    Located in Stony Brook NY and Suffolk County Long Island, there is a single family residential home community called the S Section.

    The S Section in Stony Brook consists of addresses within the street names of  Sycamore Circle, Shadetree Lane, Sandstone, Seward, Spaulding, Sedgwick, Shawmont, Spellbourne, Steeple, Silverspruce, Sunbury, Spencer, Sheppard, Stockton, Shetland, Saber, Sage, Seabrook, Sussex, Seville, Sandford, Seward, Saywood, Saddler, Stem, Standish, Stafford, Skylark and  Stratton Lane.  These are Ranches, Colonial, Expanded Ranch, Farm Ranch and Cape styles.  Most of these residences do not have basements, but they do have attached garages.  The S Section was built mostly during 1964 through 1965. 

    You can reach the S Section in Stony Brook by Route 347 North to Nichols Road and right onto Sycamore Circle.  All of the homes in this area are within the top rated Three Village School District #1.   Located on the picturesque North Shore of Long Island, Stony Brook is home to the State University of New York at Stony Brook, The Stony Brook School, Stony Brook Village and Stony Brook University Medical Center.  Stony Brook is accessible to New York City via The Long Island Railroad and is approximately 55 miles to Manhattan.  The Railroad Station is situated by North Country Road and Chapman Street in Stony Brook.  According to public records and the multiple listing service, between May 2009 and November 2009, homes sold and closed in The S Section at Stony Brook Long Island from $330,000 for a 3 bedroom 2 bath Ranch to $550,000 for a 5 bedroom 4.5 bath Colonial.
