Primrose Lane Condominium can be reached by Route 231, which is Deer Park Avenue to Weeks Road.  This 55+ pet friendly community consists of  each  condo with an attached garage, central air conditioning and gas heat.

Primrose Lane in N. Babylon has amenities such as a clubhouse, pool, bocce, shuffleboard, a relaxing gazebo, horseshoe pit, and some planned activities.

When available, there are 1 bedroom 1.5 bath units at Primrose, and also 2 bedroom 2 bath condos.  The common charges include use of the facilities, the lawn maintenance and snow removal. Situated in The Village of Babylon Long Island, there is a condo community called Whalers Cove.

Built in 1973, this is an established community where there are upper and ground level units, as well as 2 story duplex design condos.  Whalers Cove exteriors have a variety of  architectural designs.  Whalers Cove Condo community is located within the Babylon School District #1.  There are no garages here, but there is ample parking spaces. Condos at Whalers Cove have 1 bedroom with 1 bath units  and 2 bedroom 1.5 bath condos. 

           

You can reach Whalers Cove in North Babylon Long Island from Sunrise Highway to Deer Park Avenue to John Street. Each unit in this complex has central air conditioning, electric heat and a private patio. 

 Pets are permitted in the community and it is an easy commute to New York City via The Long Island Railroad Station nearby.  BabylonVillage shopping is also not too far away.  According to public records and the multiple listing service for 2010, Whalers Cove in Babylon Long Island had sales between $275,000 for a 1 bedroom 1 bath condo to $323,000 for a 2 bedroom 1.5 bath unit. Monthly common charges were, at the time of these sales, $171.00 to $250.00.

Suffolk County And Nassau County Long Island:What Makes A 55 And Over Active Community More Desirable?

  What makes one 55 and over community more desirable than another? 

As Long Island’s premier 55 and over specialists, LARRY AND SHEILA, Realtors with Charles Rutenberg Realty do not have an average customer who is looking to purchase in a 55 and over active adult community. 

While we can’t speak for the rest of the country, the criteria in Nassau and Suffolk County Long Island is not specific as to what makes one 55 and over community more desirable than the next, or what all our customers are looking for.

While many buyers interested in a 55 and over community on Long Island express a desire for activities, others only interest is to downsize.  

Some communities are guard gated, have a clubhouse, resort style pools,  gyms, clubs, card games, billiards, library, arts and crafts, woodworking shops, bocci, tennis, shuffleboard, walking paths, and more. 

Others may not be gated, and may only have a few activities, while there are some that don’t have any amenities at all.   

While some active adults may value a larger community, others may want a smaller environment.  If you ask a potential buyer who is looking at a large community why the community is more desirable, they may discuss how a larger number of residents can increase the participation in activities, clubs, shows, and social gatherings.  On the other hand, a purchaser in a smaller community might conclude the benefits of knowing all their neighbors and a greater sense of community is more important to them and that’ what they are looking for. 

However, there are those buyers looking at  55+ communities here on Long Island who are looking first for a lifestyle,  and then second for the perfect house.  And, then there are those where the price and the taxes may be their biggest concern.  

Some looking to purchase in a 55 and over community only want a fairly new place.  The reason for this is that they want to be with younger 55+ active adults.  On occasion, we have taken customers and clients to communities that fit their criteria only to drive around the community or enter the club house and hear “we are too young to be here.”   At this point, a potential buyer may increase their price range so they can be in a newer community. 

On Long Island there are modest condos for 55 and over active adults, to luxurious golf course settings.  Within these communities you can find a variety of housing choices where you can enjoy a busy active lifestyle, a quiet and independent retirement, or remain working while the lawns are maintained and the snow is removed for you.  

So, what makes a 55 and over active community more desirable here on Long Island? 

It depends on each situation, each buyer, each set of needs and desires.

Bohemia Long Island:The Preserve Townhouse At Connetquot

  There’s a townhouse community run by a homeowner’s association called The Preserve in Bohemia Long Island.

The Preserve opened in 2006. These are attached townhouse floor plans situated within the Connetquot Central School District #7.  For information on this School District you can call 631-244-2211. 

This is a gated pet friendly community in Suffolk County New York. There is no guard at the gate, but has a call-box system to enter.  The Preserve is located approximately 50 miles East of New York City.  You can reach the community of The Preserve by Sunrise Highway to Exit 47A, which is Oakdale-Bohemia Road. 

The Preserve is surrounded by Eagle Circle within Zip Code 1171. The Preserve offers its resident’s a clubhouse and pool.  Each unit was built with 2 or 3 bedrooms, 2.5 baths, central air conditioning, gas heat, an attached garage and backyard patio.  There were several floor plans designed here and The Audubon model has the master bedroom on the main level.  According to public records and the multiple listing service, in 2010 a townhouse with 3 bedrooms and 2.5 baths sold at The Preserve in Bohemia Long Island sold for $485,000. Sale may be subject to terms and conditions of an offering plan.
