It’s all about the Water View.

Water View homes are some of the most difficult types of property to value when pricing a home on The North Shore Of Long Island.

These are some of the questions that need to be answered first:

  • Is it direct full Water View all year long?
  • Is it The Ocean, Sound, Bay, Harbor, Man-Made Lake or Pond?
  • How close is the Water View from the property?
  • Is it a single Water View or several room of views?
  • Can something else be built in the future to prevent the view?
Other things to consider is:
  • The Location
  • The Condition
  • The Style
  • The Updates
What can also make it difficult to price a Water View residence is if nothing else like it has sold in the area for a while. If there haven’t been recent sales, then we will start comparing houses that are the same size and style in the area. We will then reach out to a broader area range having the Water View and similar comparables. This is the best way to establish the market premium for your Water View house or condo.
There’s no easy answer but we will determine to fairly price your Water View property. Ultimately, the value of the Water View is going to be what it is worth to the home buyer. Although through our experience we have found that Water Views are more valuable to most buyers, there are some who would prefer to have an open grassy look and be away from the water.

How To Choose A Waterfront Or Water View Property On Long Island

Do you love being near the water? Do you enjoy boating, fishing, kayaking, jet skiing, or just the luxury of looking out at water view on Long Islandamazing sunsets? Waterfront and Water View properties are in demand. 

When a potential Waterfront or Water View client calls Realtor’s Larry & Sheila, we first ask them exactly what they are looking for. Do they want the views of the Long Island Sound or the Ocean? Are they looking for a water feature looking at a pond? Do they want access to the water for boating or fishing from their home? Do they need a boat slip and what size their boat is? 

The best way to find a buyer the right property is to determine what their priorities are when it comes to Waterfront and Water View living. Then, we can focus on what types of property may be available for them.

Sometimes you may want to consider the property more than the house. However, what if the house is exactly what you’re looking for, but the water feature is not. The view is not the one you were really looking for. There’s no access to get to the water. The pond view is perfect, but there’s no privacy.  You may be able to change the house, but you can’t change the water aspect. So, before buying a Waterfront or Water View home or condo, make sure the water feature is what you really wanted.

Also, remember extra costs may be involved for additional maintenance of your home being close to the water from the natural elements, to the higher cost of your home insurance. Waterfront and Water View homeowners may have to cover additional perils such as flood insurance and liabilities.

Waterfront And Water View…What’s The Difference On Long Island?

Have you ever wondered what the difference was between a home advertised as being a Waterfront property and one that is listed as a Water View?water tree
 
Waterfront are homes that have direct frontage to the water. However, you many not have access to the water if the house sits high on a bluff with no steps down to the water, or it may be too short to accommodate a dock for your boat, but is still considered Waterfront.  
 
Water View means you can see the water. It be may be on the other side of the street, but you somehow have a view of the water with no direct frontage to it. There are full Water Views, and some Realtor’s list a home that they interpret as “Winter Water Views”. This means that during the warmer weather when trees and plantings are in full bloom, you cannot see the water. However, when all the leaves are gone, there is probably some space to view the water.
