Long Island Home Inspections Should Be Mandatory

As Long Island Premier Realtors® we often get this question: “Why do we need a Long Island home inspection?”

First, on an average Long Island home or condo, the cost is usually only a few hundred dollars. That’s a very small price to pay when considering the cost of the home.

The home may seem like it is in good condition or may be renovated, but a home inspection can find hidden concerns that may be lurking underneath.

We always advise our clients to hire a licensed Long Island home inspector before they sign the contracts. Some of the details the inspector should check are the plumbing, electrical, heating and air condition systems. The foundation, structure, roof, appliances, water pressure, windows, doors, and take a look in the attic, and more.

The inspector should give you a detailed report of his finds…good and bad, and usually provide photos of the areas of concern. If major items are found to be incorrect, the seller has the option of repairing them before closing or give the buyer a discount. On Long Island the buyer usually has the inspection 3-5 days after the offer has been accepted. If all is looks good, then a contract is signed within 10 days of the inspection.

St  James Long Island is a designated unincorporated hamlet in Suffolk County New York in Zip Code 11780, where the old co-exists with the new.
